Prospective residents may print and complete the application or fill it out online and email it directly to the property to begin the application process. Once received, a member of our onsite team will contact you with the next steps.

Application process & screening
1. Prepare your application
Download the fillable application below. Complete the household, employment, income and address-history information, and provide identification and income-verification documents. Confirm submission instructions and any required fees with the leasing office.
2. Application review
Income eligibility is one part of the review. Pine Club's application covers the following:
- Income verification: Income must be verified to be considered. Household income must meet the community's published income requirements.
- Credit history: Credit history is part of the rental-selection criteria. The application provides space to explain past credit problems.
- Rental history: The application asks about prior evictions, lease departures without the owner's consent, and lawsuits for rent or property damage.
- Criminal background: The application requests criminal-history information and authorizes background verification. Additional facts may be requested before a decision is made.
Complete and accurate information is required. Submitting an application does not guarantee approval. Applications are evaluated under Pine Club's rental-selection criteria; the application states that applicants have an opportunity to review those criteria before applying.
3. Receive next steps
The leasing team will notify you of the application decision and any additional documentation or lease steps needed. Do not assume approval until the office confirms it.
